Complex M&E delivery in a live, multi-tenanted environment
Mountain Earth was appointed to deliver a full replacement of HVAC systems at 101 Old Hall Street, a complex live environment housing both government departments and commercial tenants. The works involved security access, phased decants, complex logistics and precise coordination to maintain building operation throughout.

What we did
101 Old Hall Street is home to several government departments, including the Passport Office and UK Visas and Immigration. Mountain Earth was appointed by CBRE to undertake the full refurbishment and fit-out of HVAC systems across the occupied building as part of a VRF replacement scheme.
Working within a live, secure and operational environment required meticulous planning and constant communication with the building management team. Our engineers developed phased decant plans, ensuring continuity of service and safety for staff and visitors at all times.

The project highlighted the importance of collaboration and proactive problem-solving. By aligning early with CBRE and the building’s stakeholders, we managed to reduce disruption and keep the project on programme. Our integrated team approach, combining mechanical, electrical, and construction expertise, helped simplify coordination and ensure that each phase was safely delivered in line with the client's and occupiers’ needs.
